An A3 drawing set for your builder.
Every sheet is drawn in millimetres to a stated scale on ISO A3, the size UK builders print and take to site. Areas are in square metres and lengths in metres, so quantities drop straight into a quote.
What our drawings cover, and what they do not.
Our sets describe design intent for interior refurbishment. They are not a Building Regulations application, a planning application or structural design. Here is where the line sits.
Planning permission
Internal works usually need none. Listed buildings need listed building consent, and flats often need the freeholder's consent. Check before you start.
Building Regulations
Some work is notifiable to building control: removing a load-bearing wall, new drainage, certain electrical work and new openings. You or your builder make that application. Our set is a starting point for it, not the application itself.
Structure and party walls
Taking out a load-bearing wall needs calculations from a structural engineer. If new steel bears on a wall you share with a neighbour, the Party Wall etc. Act 1996 applies and notice must be served. We mark these walls on the drawings and can arrange a partner engineer.

FAQ
Do I need a measured survey first?
No. An agent floor plan with a few checked measurements is enough for us to start. If your plan is unreliable we tell you before you pay for the set.
Can I submit your drawings to building control?
They give your builder and building control a clear picture of the works. Notifiable items still need the details building control asks for, such as structural calculations, which our engineer add-on covers for wall removals.
Are you architects?
No. "Architect" is a protected title in the UK and we do not use it. We are a drawing and quantities studio.
What sheet size and units do you use?
ISO A3, millimetres on drawings, square metres for areas.
