How a firm sends a job

Floor plans, elevations and key sections in feet and inches, on 11x17 or 24x36 sheets, plus the material takeoff.
- You review.
Two rounds of changes are included on layout concepts and builder sets, one on the 3D visual.
- You build or file.
Hand the set to your crew, or to your licensed professional where your city requires a stamp.
A drawing is as accurate as the measurements behind it. When something does not close, we ask before we guess. Verify every dimension on site before you build.

- Payment: 3D visual and layout concept paid upfront; builder set 50% at intake, 50% on delivery.
- Further changes after the included rounds are $45 per hour.
What we do not do: our drawings are not stamped. We draw detached 1 to 2 family houses and non-structural interior changes. If your job moves a load-bearing wall, a beam, a truss or a floor opening, you will need a licensed engineer or architect, and we will tell you so at intake.
