Remodel permit drawings in Tampa, FL
Your permit goes to the City of Tampa Construction Services. Here is what that department publishes about remodel permits and plan submission, and what we can and cannot do for you there.
What the city says
- The Residential Alterations guide says to apply under the Accela record type Residential Building Alterations (Renovations). Source, read 2026-10-08.
- Building plans list the current Florida Building Code Residential reference, the scope of work and a scaled floor plan with room labels and dimensions, and the guide states: building plans must be signed and sealed by a Florida licensed Architect. Source, read 2026-10-08.
Rules change. Check the linked pages, or call the department, before you submit.
The Florida sealed plans rule
Florida law (section 481.229(1)(b), Florida Statutes) says no person has to qualify as an architect to make plans for a one-family or two-family residence, regardless of cost. That does not settle your permit: a building department can still require signed and sealed sheets, and the Tampa residential alterations guide says building plans must be signed and sealed by a Florida licensed Architect. Structural changes always need a licensed architect or engineer. So in Florida we offer drafting support and a quantity takeoff, not a stand-alone permit set. Source, read 2026-10-10.
What we do in Tampa
The Florida cities on this list ask for signed and sealed plans for at least some residential work (see the department facts below). We are drafters, not architects or engineers, and we never seal. What we can do here: measured existing-conditions drawings, a drafted remodel layout your Florida licensed architect or engineer can review and seal, and a quantity takeoff for your bid. Ask your building department which of your sheets need a seal before you order.
Pilot price: $1.00 per sq ft, minimum $990, for the first 10 orders. See pricing, a sample set and how it works.
